The fact is, the time to sell is when you are ready, meaning your house is in the best of shape. You’ve done all the necessary repairs, put away all your clutter, cleaned windows and carpets, and spruced up the yard. Now you’re ready.
There are certain times during the year that more homes sell. Usually in the springtime, when the flowers are blooming and the lawn is green, there is an influx of buyers with families. They desire to have the children comfortable with their new surroundings before school starts. However, people do buy homes all during the year.
If your home is on the market when everyone else in the neighborhood has theirs listed, then your competition is greater. “Off peak” times are winter months, around November, December and January. Buyers have less to choose from, and yours may sell quickly due to low inventory. If you live in a neighborhood where the inventory seems bottomless then you will need to make sure your home can compete with the other available homes. Many neighborhoods have new builder inventory, and it’s very difficult to compete with a “new” home vs. a “pre-owned” home. So you will need to price your home accordingly.
Value is also an issue. Many sellers are waiting until the prices peak, or interest rates go down, only to see a slide downward spiral in value.
The bottom line is to take into account your own needs and time your move accordingly. |
